So, what is stamp duty? Stamp duty (or transfer duty as it is sometimes known) is a government tax that you have to pay when purchasing land or property.

When you build a home you only pay stamp duty for the land component and not the home construction component.

How to save on stamp duty when purchasing land

If you’re a first home buyer you’re exempt from paying stamp duty for land under $300,000! Winning!

However, the exciting news for first home buyers in Western Australia is you could be eligible for a concessional rate if your land value is between $301K and $400K.

So what are the stamp duty rates at the moment?

Well first of all, you should know that if you’re a first home buyer you’re exempt from stamp duty for land under $300,000!

The cost of your WA stamp duty will vary based on location, your reason for purchase and the value of the property (if buying an existing home) or the value of the block you have purchased.. The tax rate on your stamp duty will also be different if you’re building your first home instead of buying an established home.

Residential Rates

Apply to residential homes, rental homes and land where a home is built within 5 years.

$0 – $120,000 $1.90 per every $100 (whole or in part)
$120,001 – $150,000 $2,280, plus an additional $2.85 per every $100 (whole or in part) over $120,000
$150,001 – $360,000 $3,135, plus an additional $3.80 per every $100 (whole or in part) over $150,000
$360,001 – $725,000 $11,115, plus an additional $4.75 per every $100 (whole or in part) over $360,000
$725,001 + $28,453, plus an additional $5.15 per every $100 (whole or in part) over $725,00

First Home Owners

If you’re eligible for the FHOG then you’ll likely be able to access concessional stamp duty rates.

Established Property

$0-$430,000 No duty payable
$430,001-$530,000 $19.19 for every $100 (whole or in part) over $430,000
$530,001 + Normal residential stamp duty rates apply

Vacant Land

Land or Property Value Duty Payable
$0-$300,000 No duty payable
$300,001 – $400,000 $13.01 per every $100 over $300,000
