It’s totally normal to have questions about building your first home, so we’ve covered a fair few of our most frequently asked questions to get you started. If there’s anything else you need to know then get in touch – one of our new homes consultants will be happy to help.

How do I get started?

You already have! Getting started is as simple as making a decision to jump online for more information. Well done. We encourage anyone looking for more information to have a free information session with one of our New Homes Consultants as they can give a much clearer picture of what is involved and how we can help.

What is a house and land package?

A house and land package is when a builder bundled together a house design on a suitable block of land. The main objective for our team is to assist in the entire process so you are aware of the inclusions, total package price (including repayments) and of course the items that you might want to take care of yourself.

I am a second home buyer, can you still help me?

Absolutely we can. Second time buyers are often going through the process of building their first home. At Aussie Living Homes we ensure the process of helping customers understand what is involved is just as thorough as it would be for a first home buyer.

When I sign up are there additional costs?

When it comes to house and land packages, additional costs can often come down to personal preferences within the home such as the finishings. Our team are experts in this process and will discuss all costs upfront. It’s important to us that you feel comfortable with all costs that are included in the process before you decide to go ahead.

When does the pre-start process occur?

Once you’ve decided to build, your new home consultant will supply you with a file full of information and helpful guides to get your selection process started. The pre-start meeting itself occurs during the pre-construction phase while we’re busy getting planning approvals in place and obtaining a building permit. This usually takes place during the first half of your build, once your finance application is underway.

What suburbs do you build in?

We help our customers build all across Perth from Two Rocks in the North out to Mount Helena in the East and down to Pinjarra in the South.

Do you have an in-house finance team who can help me?

Yes, our in-house team is called The Loan Company and they are experts in first home buyer finance. We work very closely with the Loan Company each and every day to assist our customers with their home finance needs.

What is a construction loan?

A construction loan is a type of home loan required when building a new home. They are different to a normal home loan because you borrow the money in stages rather than a big lump sum up front. As your house gets built, your loan amount increases in increments until you’ve finished building – these are called progress payments.

Can you help me access a Keystart loan?

Yes we can. Our in-house team at The Loan Co are experts in first home buyer finance and can certainly help you with a Keystart loan application. They will help you understand the benefits associated with Keystart and if it’s right for you.

How do I qualify for Keystart?

Every finance application is unique. Keystart also have set income criteria that will apply depending if you’re applying as a single, couple or single / couple with children. Our team at The Loan Co are on hand to answer any questions to help you understand if you qualify for a Keystart home loan.

Do you help with the First Home Owners Grant?

Yes! A lot of our customers take advantage of the FHOG and our in-house team at The Loan Co can help you apply for the First Home Owners Grant with your loan application.

What if I don’t have any savings or a deposit?

Don’t stress if you don’t have savings, our team look at every situation and provide you with suitable options. Plus, having savings is just one part of determining which bank loan might be right for you. At Aussie Living Homes we have access to low and no deposit options. Once we have an understanding of your situation we will make the right recommendation that suits your situation.

How much deposit do I need?

The amount of deposit you need will depend on which bank option suits you best. Although some customers are able to get started with as little as the $2000, other customers prefer to look towards a 5%, 10% or even 20% deposit option to lower their minimum weekly repayments. It all comes down to your personal circumstances. Our in-house team at The Loan Co will present all lending options in an easy to understand format and help you every step of the way.

What if I have debt?

Debt isn’t always an issue when it comes to qualifying for a loan – your personal circumstances such as income, savings and credit history all play a part. At Aussie Living Homes, we’ve helped many first home buyers into their own home, even if they have existing debts.

Will you help me consolidate my debts?

We have some innovative solutions to help our customers with debt such as our $10K cashback package. Our new homes consultants will be able to talk you through your options.

Do I have to pay stamp duty?

First home buyers are eligible for various exclusions to stamp duty fees. If your land is valued at less than $300,000 you won’t pay any stamp duty at all and concessions are available if your land value is between $301,000 and $400,000. Our inhouse team at The Loan Co will be able to help you determine how much stamp duty you’ll have to pay.

Do I have to pay Lenders Mortgage Insurance (LMI)?

If you have less than a 20% deposit, you normally have to pay Lenders Mortgage Insurance. But thanks to our inhouse team at The Loan Co, we have access to loan options that avoid paying LMI. This includes Keystart and a new Government initiative called the First Home Loan Deposit Scheme where the government will pay LMI for you.

What is Lenders Mortgage Insurance (LMI)?

If you have less than 20% deposit, most banks will make you pay Lenders Mortgage Insurance (LMI). It’s a common misconception that LMI covers the client but it’s actually an insurance that covers your bank if you can’t make the repayments on your loan. But thanks to our inhouse team at The Loan Co, we have access to loan options that avoid paying LMI.

I have been told no in the past, can you help me?

Loan qualifying criteria is constantly changing and new products and options are continually entering the market too. Our inhouse team at The Loan Co are more than happy to review your situation and see if you now qualify for a home loan. Personal circumstances constantly change too – a new job, parent gift or tax refund may make all the difference, so get in touch and we’ll be happy to help.

Can my parents help with the loan?

Yes, a parent or family member can act as a guarantor to help you into your new home. There are many benefits to this such as savings on LMI, reduced deposit required and lower interest rates. Our team at The Loan Co will be able to assist you in determining if you’re eligible for a guarantor loan and if it’s the right option for you.

I think I may have bad credit, can I still get a home loan?

A lot of our customers ask us this before they get started, so you are not alone. If you believe that you have bad credit or a bad credit rating, we are more than happy to find out about your current situation and speak to the team at The Loan Co. Our inhouse finance brokers will run a credit history report and from there we can determine your options. At Aussie, we are happy to work with you to make homeownership possible.

I have a credit card, can I still get a home loan?

A lot of our customers have credit cards and can still get into their own home. We look at every situation differently and along with our in-house brokers, The Loan Co we make sure to give you the advice to help you into your own home.

How much is the First Home Buyers Grant?

The First Home Buyers Grant is $10,000 and it’s available to those building a new home for the first time. You have to meet set qualifying criteria but our inhouse team at The Loan Co can help you with your application.

What if I have used my First Home Buyers Grant, but my partner hasn’t. Can I still access it?

If you’re making an application as a couple then unfortunately you can’t access the first home buyers grant. If the person who hasn’t accessed the first home buyers grant is able to purchase the home on their own and meets all servicing requirements, you may be able to access it.

We would be happy to help locate the perfect block in your preferred suburb. Our team of friendly consultants are on hand to help guide you through the process of securing you a great block, then help you find a design that suits your lifestyle too.

If I already have a block, can you help me with the house design?

Yes certainly. If you already have a block in mind or one that you have purchased, then you likely have a good idea what you’re looking for in a new home. Our experienced team of new home consultants will take the time to listen to what you have in mind and make some helpful suggestions. An existing home design or a variation of one of these may be what you’re after, or if you need assistance with a custom design to create your dream home, we can still help.

I have a strict budget, can you tailor a package for me?

Certainly, we would be happy to do so. With house and land packages starting from an affordable $239* per week, we can help you find your perfect house and land package that fits within your budget.

What are the cheapest house and land packages available?

We have house and land starting from just under $250,000 in some locations. As you would imagine, availability can become a challenge at times and move with the market. Please speak with a New Homes consultant to check on availability in this price category.

Do you have any zero-deposit house and land packages for second home buyers?

Unfortunately not. Considerations for second homebuyer purchases also carry stamp duty requirements and when a 10k grant is not available it means that a zero-deposit scenario is not an option. However, we do have promotional models available that mean getting into a new build as a second homebuyer can start from only $2000. These packages need a tailored solution, however, so get in contact with an Aussie new home consultant today for more information.

Have you got access to good trades?

Access to good trades is usually a function of a good reputation and longevity in the market. Aussie Living Homes has been around for over 12 years and have built in excess of 3,000 homes during this time. What is the lifetime structural warranty?

This is the warranty that comes with all new Aussie Living homes where the structural integrity of your new home is guaranteed for the lifetime of the home.

Do you come back after we get the keys to fix any issues?

Every house we build comes complete with a lifetime structural warranty and a 6 month maintenance period to take care of any items that may arise once you’ve had a chance to live in and experience your new home.

How do you guarantee a quality build?

Our homes are built to the highest standard and we have received industry awards for construction excellence to back this up – we’ve been awarded Project Builder of the Year three times in the past seven years. We achieve this through a combination of the required engineering, adherence to the Australian Standards and high-quality building processes that have been created over a period of time by the great people that work at Aussie Living Homes.

How do you make sure the foundations of the home are solid?

This comes from experience and the knowledge required to build a home as well as using quality trades. As mentioned above, we’ve received industry awards for construction excellence, which demonstrates our ability in this area.

Can I make changes to a design?

Certainly, all of our home designs feature well considered layouts and design components. For many specific requests or amendments we are here to help, think of the designs as the starting point that take care of all the needs in a home, If you have more specific needs or ideas we are happy to listen and make recommendations on how these would work whilst keeping to great design principles.

Can I customise a plan?

Yes, we are happy to look at what modifications to our base models can be done to accommodate your needs to make your new home everything you wanted and on budget.

What inclusions do your homes come with?

We have 3 ranges of Specifications, The E -Spec or Essentials specification is used when customers are looking for the absolute essentials in their home and often when we are working to tight budgets. The A – Spec or Aussie Specification is the mid-range specification and the most popular as the inclusions to this package are tailored to provide maximum value for money with quality inclusions from known brands. The D -Specification or Display Specification is included when a display home is built for a client. This specification comes with set of additional features and extras in the home. Your New Homes Consultant is happy to step you through the differences and inclusions to each of these specifications.

What if I have a design I like from another builder?

Copyright prevents builders taking a plan from another builder and making a like for like duplicate. However, there are often only so many permutations of designs that can be created, generally an Aussie Living design will contain many similarities to another builders design that you might like design elements from. Starting from an Aussie Living design is the company policy and ensures that we comply with Copyright laws.

What is the quality of the home like?

Our homes are built to the highest standards and we have been recognised as a three time Project Builder of The Year winner in 2012 2015 & 2016 by the Master Builders Association. We are the only first home builder to have won this prestigious award this many times and is a testament to the quality and standards of the homes we build.

Can I choose what the front elevation of my home looks like?

The display home range includes a very detailed and architecturally styled front elevation, should you wish to borrow some of these features from the display homes and place the same or some component on to another one of our designs we are happy to accommodate. For our standard and promotional range of design each homes comes with a choice of 6 elevations to choose from which appeal to a number of tastes. Your new homes consultant will be happy to provide an estimate on any specific requests we can help accommodate.
