North of the river, south of the river? Along the coast or prefer the natural surroundings? There are sooo many new estates to choose from, it can get a bit overwhelming. “Help!”
To make the decision a little easier, thanks to the help of the land guru’s at Parcel Property, we’ve put together 3 key things to consider when searching for the location of your new home.
Whether you plan on living in your new home for a year or 10 years, it certainly requires quite a bit of thought and consideration, which you may not realise at first.
Before you start the search, we think it is important to put together a bit of a wish list of your must-have and lust-haves for the locations of your new home. This way you will know what you are looking for and helps the team narrow down the options.
Need some ideas? Here’s an example:
I want to be…
- Close to the beach
- Be a short drive to a large shopping centre
- Have a primary school within 5kms from my new home
You can have more than one thing, just pop them down in order of importance.
Once you’ve put together your list, have a chat with your New Homes Consultant who can work their magic and look into what locations tick off your wish list!
When choosing your location, be sure to check your nearby amenities; by that we mean shopping centres, cafes, recreational facilities, nearby parks and so much more! And be sure to check how far away these are! This will also affect the re-sale of your home later down the track!
*TIP a good idea is to check the estate’s masterplan. Visit the sales office or check out the developer website to view a copy of the masterplan – it will give you an idea as to where future planned amenities will be located.
Let’s think about the accessibility. Is your block easy to access? How far is it from main roads (think about access routes to freeways, highways and major roads)? Is it situated on a quiet street or will it eventually be a busy thoroughfare? Busier roads = more noise!
Budget. *sigh*. It’s the word that no one likes, but it is definitely a big factor in determining your new home location! Once you’ve worked how much you have to work with, it could be the difference between that the location at the top of your list or a neighbouring suburb that is slightly less expensive.
Be sure to research the developer of the estate. Check their other projects and estate locations. Have a chat to the land representative and ask for more information about the estate to find out what is up and coming in that area and surrounds.
*TIP Check what is included when you build your new home within their estate. Some estates include a few bonus extras, such as fencing, landscaping, solar packages and even rebates!
You have your heart set on your location, what about your block? Once again there’s plenty of factors to take into account before you put that SOLD sticker on your lot sign!
Size (and shape) matters. Before you start driving through the estate looking at every single block of land for sale (we get it, the excitement can take over), be sure to think about the size. Do you want a low maintenance home or do you prefer plenty of space in the backyard for the kids, or how about extra parking for that boat? Take into account the ongoing maintenance (time and cost) for your block. Determining your ideal block size will also narrow down your search.
*TIP: be sure to keep your budget in mind! While you may want the biggest block you can find, it may stretch out your budget too much!
The shape of your block also affects the home design. Be sure to check whether it’s a traditional or cottage block (garage at the rear) and the size dimensions (check the width and depth as this can impact the floorplan of your home). Odd shaped blocks can be cheaper, but can also limit your home design options.
*TIP check the frontage of your home. Are there any obstructing light poles or drains?
Think about your blocks orientation and how this would affect your floorplan:
North is best for living areas and your kitchen as it maintains a comfortable temperature all year round and provides the best sunlight during the day.
East and West can get very uncomfortable in summer. It’s best to use these spaces for garages, bathroom, laundries or storage rooms.
South is the coolest side of your home, so it’s ideal your bedrooms are located on this side of your home.
