A look at the Baldivis Suburb Profile.

Baldivis is a semi-rural residential suburb that is 46km south of the Perth CBD and 11km southeast of the regional centre of Rockingham. Its size is approximately 115sqm and population has grown from 5,957 in 2006 to 15,875 in 2011, showing a population growth of 166%.

The origin of its name comes from settlers in the area who were attracted to the region by the 1920s Group Settlement Scheme. The settlers boarded three ships which travelled to Western Australia in 1922 within six weeks of each other. These ships were called BALranald, Dlogenes and JerVIS Bay, and when the names emerged together, they became Baldivis.

Land in the western portion of Baldivis was zoned for urban de­velopment in the 1990s, and it’s progressed fast since then for residential. The very first residential estate developed in the suburb was Settlers Hills by Stockland.

There are plentiful of housing estates emerging within the suburb, such as Tuart Ridge, Settlers Hills, The Rivergums, Baldivis Central, Baldivis North, Evermore Heights, The Ridge, The Chase, Highbury Park, Heritage Park, The Dales, Avalon, Woodleigh Grove and Sherwood.


In regards to the geographic conditions of the suburb, the Western half of Baldivis has undulating sand and limestone soil with occasional wetlands. The high point is known as Tamwoth Hill, the site of the water reservoir. The land east of Baldivis Road is flat and compromises of sand and clay soils, being used for rural purposes. The western portion of Baldivis contains tuart trees, some of which have been retained with residential areas.

According from Mosaic Demographic Data, the top three demographic groups living in Baldivis is made up of 23.2% maturing couples and families (aged 35-44), 23.1% established couples and families (45-54) and 15.2% older couples and families (55-64) in Baldivis. Households in Baldivis are primarily couples with children who are likely to be repaying $2400 – $3000 per month on mortgage repayments.

The market activity in Baldivis (last updated 23rd June 2014) saw 484 houses sold with the median sale price at $430,000, lasting 97 average days on market. In regards to unit development, 15 units were sold at a $349,950 median sale price rate.

In regards to transport, Transperth 564 bus route operates from Rockingham Train Station via Warnbro Train Station, servicing the Baldivis Town Centre during business hours, travelling through Settlers Hills via Arpentuer Drive through Evermore Heights, The Ridge and terminates in The Dales (Smirk Road). Route 567 services The Rivergums and Heritage Park, also connecting the Baldivis locals with regular service to the Baldicis Town Centre. The Kwinana Freeway runs through Baldivis and Safety Bay Road links Baldivis with neighbouring suburbs like Rockingham and Warnbro.

For the children, there are four schools plus two opening in the future. Baldivis Primary School, Tranby Private College, Settlers Primary School, John Calvin Primary School, Makybe Rise Primary School, Baldivis Secondary College and Mother Teresa Baldivis Catholic Primary School. Shopping is growing fast, with the main shopping facilities located in Baldivis Town Centre on Settlers Avenue. Extensions are underway to expand the existing centre to include a food court and restaurant precinct, car parks and a Woolworths.
